Most are not new to the investment property game and move easily from buying apartments, to retail centers, to office buildings, varying their real estate portfolios. 2. Developer for large residential Subdivioson looking for land. Typical, but not a lot of them left in Ca, as housing subdivisions require a lot of land parcelled together. San Diego has less and less of large developmental space left. 3. Investor with multiple types of properties needing to leg-up with 1031 exchanges for tax purposes and increased leverage. Typical yes, as cash-on-cash return evens out and/or depreciation years have expired. 4. Estate Sale or Trustee sale of multiple properties. Typical as deaths and divorces lead to division of assets or possibly liquidating of resources to care for the rest of an estate.
